After securing Maersk as a new tenant at the Linden Logistics Center in North Jersey, Greek Real Estate Partners and Advance Realty Investors are also making moves at Logan North Industrial Park in Gloucester County.
According to a March 30 announcement, the partners along with Torchlight Investors marked a recent land sale at 200 Crossroads Blvd. in Logan Township for $23.5 million.
The deal also includes the execution of a 190,000-square-foot build-to-suit facility for the buyer, Brighton Best International. JLL represented ownership in the transaction.
Highlighting its integrated development platform, Greek Design | Build will oversee ground-up construction and the customer interior fit-out for BBI.
With its global headquarters in Taiwan, Brighton Best International exclusively supplies distributors with fasteners, screws and bolts. Founded in 1925, the company operates from 31 locations across six countries supplying more than 7,000 distributors worldwide. Stateside, BBI expanded from its Long Island Beach, Calif., U.S. base by making strategic investments in modern distribution facilities.
Ownership of 200 Crossroads noted the Long North Industrial Park project strengthens BBI’s East Coast operations. GREP Director of Acquisitions Alex Motiuk said the deal also speaks to the long-term success of Logan North as well as the South Jersey industrial market.
“After evaluating multiple locations in the region, they ultimately chose Logan Township for its infrastructure, accessibility and long-term growth potential,” Motiuk said. “We are proud to deliver a customized facility that supports their continued expansion.”
Long North Industrial Park offers immediate access to major transportation infrastructure, serving the Northeast and beyond. Situated along Route 322, the park is just north of Interstate 295. Philadelphia International Airport is approximately 14 miles away. The Port of Philadelphia and Port of Wilmington sit about 20 miles out.
“BBI’s decision to select this location and our development team to construct a best-in-class asset further underscores the investment grade nature of this location at Logan North Industrial Park,” said Advance Realty Investors Principal and Chief Investment Officer Alexander Cocoziello.
In a statement, BBI Chief Operating Officer Peggy Hsieh said the strategic spot, as well as “the strength of our development partners,” made for an ideal solution. “This new property will allow us to enhance distribution efficiencies, expand inventory capacity and better serve our customers across the region,” she said.
The master-planned, 3.2 million-square-foot Logan North Industrial Park continues to attract tenants. Ownership highlighted remaining development opportunities at 301 and 501 Crossroads Blvd. JLL Vice Chairman Nate Demetsky, Executive Managing Director Dean Torosian and Executive Vice President Matt Kemery lead the leasing campaign.
